Property styling in Rochester
Staging and styling for Rochester homes going to market, planned around the property itself and the buyers most likely to walk through it.
Styling homes for the Rochester market
Rochester sits on the Campaspe River about twenty five minutes south of Echuca, and it does not sell the way Echuca does. The buyer pool is smaller and more local: families already in the district, farming families moving into town, and buyers coming up from Bendigo for a block they could not get in the city. A property here often has fewer direct comparisons on the market at the same time, which cuts both ways. There is less competing against it, and there is also less for a buyer to measure it against, so the presentation carries more of the argument.
The housing stock is mixed. Weatherboard cottages and older brick homes near the main street, brick veneer family homes on wide blocks, newer builds on the edges of town, and farmhouses out on the irrigation country around it. Each one asks for something different. A four bedroom home on a big block has to show that the space genuinely works. A period cottage needs its proportions read properly rather than filled.
There has also been a great deal of rebuilding and renovation across Rochester in recent years. Finished work photographs flat when a house is empty, however good it is. Furniture is what gives a buyer the scale of a room, a sense of where they would sit, and a reason to stay in the house longer than the two minutes it takes to walk through it.

We don’t have a signature staging look.We have a signature approach.
A period cottage and a new townhouse should not be styled the same way. We read the property first, then decide what it needs to appeal to the buyers most likely to walk through it. Every styling decision should have a reason.
What we look at before we move anything in
Architecture
A period cottage and a new townhouse ask for different furniture, different scale and a different level of restraint.
Proportion
Pieces are chosen to suit the room they sit in. Oversized furniture makes a generous space feel tight.
Natural light
Which rooms hold light and which do not changes the palette, the placement and where the mirrors go.
Existing finishes
Flooring, benchtops, tiles and joinery are fixed. The styling works with them rather than against them.
Location
A river property, an acreage and an in-town family home each attract a different buyer with different expectations.
Likely buyer
We picture who walks through the door on the first Saturday, then style the home so they can see themselves in it.
The homes we style in Rochester
The plan comes out of the property, so the walk-through happens before anything is chosen. These are the things that usually decide it here.
Period cottages near the centre
Older homes have good bones and tight proportions. The work is restraint: fewer pieces, correctly scaled, so the rooms read generous rather than crowded. Original features are worth showing, not styling over.
Family homes on wide blocks
Space is the selling point, so every room has to justify itself. A dining setting that seats the family, living zones that are clearly separate, and a considered answer to the room the agent is marketing as a fourth bedroom or a study.
New builds and recent rebuilds
New finishes are clean and can read cold on camera. Warmth is added deliberately, through timber, texture and layered soft furnishings, so the quality of the build shows instead of the emptiness.
Farmhouses and small acreage
Out of town the outlook is part of the property. Furniture is placed to lead the eye out to it, and the indoor and outdoor living spaces are styled as one thing, because that is how they will be used.
Property styling services in Rochester
Four ways to work together, from a full install in a vacant Rochester home to a considered edit of what you already own.

Complete Home Transformation
Styled end to end, ready for the first inspection.
We furnish and style the whole property: furniture, artwork, lighting and the pieces that pull a room together. We plan how each space flows before anything is moved in, so the home reads as one considered whole rather than a set of decorated rooms.
Best for. Vacant homes, new builds, and sellers who want the presentation handled from start to finish.

Selective Room Styling
The rooms that decide the sale, styled properly.
Not every home needs the full treatment. We style the spaces buyers weigh most heavily, usually the living area, kitchen, dining, main bedroom and entry, and leave the rest as it stands.
Best for. Sellers who want the key rooms lifted while keeping their own furniture elsewhere.

Declutter & Enhance
Your furniture, edited and layered.
We work with what is already in the home. Pieces are removed, rearranged or supplemented from our collection until the rooms feel open and intentional, without stripping out the warmth that makes a lived-in home appealing.
Best for. Occupied homes that need to look their best without moving out.

Refined Personal Design
A considered plan for the home you are keeping.
A styling consultation focused on layout, proportion and the pieces you already own. We work through the rooms with you and set out what to move, what to retire and what is worth adding.
Best for. Homeowners staying put, and sellers who want to keep their own furnishings.

The agents we work with

Behind Wisteria & Oak
Wisteria & Oak grew out of a genuine love of property, renovation and the change that happens when a home is presented properly. Years of renovating and styling houses showed us how much presentation shifts the way a property is read.
It is led by Allison Yeates, whose background runs across business ownership, real estate, renovation and styling. That mix is the point. The styling has to look right, and it also has to work commercially, because the property is competing against everything else on the market that weekend.
The result should never look like Wisteria & Oak moved in. It should look like the property was always meant to look that way.
